LEED Existing Building Credits 

The following are summaries of LEED EB credits that can be achieved with an intelligent Building Automation System.  Any certification is subject to additional requirements.  For a full explanation of the LEED credits go to The U.S. Green Building Council’s website.

EA Credit 1: Optimize Energy Efficiency Performance (1–18 points).

EA Credit 2.1: Existing Building Commissioning—Investigation and Analysis (2 points).  Through a systematic process, to develop an understanding of the operation of the building’s major energy-using systems, options for optimizing energy performance and a plan to achieve energy savings.

EA Credit 2.3: Existing Building Commissioning—Ongoing Commissioning (2 points).  Implement an ongoing commissioning program that includes elements of planning, system testing, performance verification, corrective action response, ongoing measurement and documentation to proactively address operating problems.

EA Credit 3.1: Performance Measurement—Building Automation System (1 point). To provide information to support the ongoing accountability and optimization of building energy performance and identify opportunities for additional energy-saving investments.

EA Credit 3.2: Performance Measurement—System-Level Metering (1–2 points).  To provide accurate energy-use information to support energy management and identify opportunities for additional energy-saving improvements.

EA Credit 6: Emissions Reduction Reporting (1 point).  Track and record emissions reductions delivered by energy efficiency.

IEQ Credit 1.1: Indoor Air Quality Best Management Practices—Indoor Air Quality Management Program (1 point). Survey and evaluate building systems to identify potential IAQ problems.

IEQ Credit 1.2: Indoor Air Quality Best Management Practices—Outdoor Air Delivery Monitoring (1 point). Install permanent, continuous monitoring systems that provide feedback on ventilation system performance. System includes either an outdoor airflow measurement device or CO2 sensors.

IEQ Credit 2.1: Occupant Comfort—Occupant Survey (1 point).  To provide for the assessment of building occupants’ comfort as it relates to thermal comfort, acoustics, indoor air quality (IAQ), lighting levels, building cleanliness and any other comfort issues.

IEQ Credit 2.2: Controllability of Systems—Lighting (1 point). To provide a high level of lighting system control by individual occupants or groups in multi-occupant spaces.

IEQ Credit 2.3: Occupant Comfort—Thermal Comfort Monitoring (1 point).  Have in place a system for continuous tracking and optimization of systems that regulate indoor comfort and conditions (air temperature, humidity, air speed and radiant temperature) in occupied spaces.

SS Credit 8: Light Pollution Reduction (1 point). All interior lights which can be viewed from the outside must be automatically controlled to turn off during all after-hours periods to reduce environmental impact.

WE Credit 1: Water Performance Measurement (1–2 points). Install a building-level water meter to measure and track total potable water consumption in the facility as well as subsystem-level water metering for specific building systems.

WE Credit 2: Additional Indoor Plumbing Fixture and Fitting Efficiency (1–5 points). Reduce indoor plumbing fixture and fitting water usage through automatic controls and other actions.

WE Credit 4: Cooling Tower Water Management.  Chemical Management (1 point). Improve water efficiency by installing and/or maintaining a conductivity meter and automatic controls to adjust the bleed rate and maintain proper concentration at all times.  Nonpotable Water Source Use (1 point).  Have a measurement program in place that verifies makeup water quantities used from nonpotable sources.

IO Credit 1: Innovation in Operations (1–4 points).  To provide building operations, maintenance and upgrade teams with the opportunity to achieve additional environmental benefits achieved beyond those already addressed by the LEED 2009 for Existing Buildings: Operations & Maintenance Rating System.
